How do I reserve a homesite?
A Lot Hold is a temporary means of securing a lot in your name. By leaving a refundable deposit of $1,000 with G. Brizendine Homes, this provides you with 14 days to research our home designs, financing options, the sale of your existing home, and any other areas you need to resolve prior to signing your purchase agreement. You can rest secure knowing that the perfect homesite for your home is waiting for you and won't be sold to anyone else. Should you decide not to move forward with a purchase agreement, the lot hold check is refunded to you.

I already own a lot, will you build offsite?
Yes! G. Brizendine Homes closed several homes this past year that were constructed for customers on their own homesite in a custom neighborhood, acreage in the country, etc. We evaluate each and every homesite for feasibility, ease of management and proximity to Perry or Franklin Township or northern Johnson County.

How long does it take to build a home?
Once we get past the particular items that are in our customers' control to manage (sale of your existing home, financing approvals, color selections, blueprint reviews), we are ready for a pre-construction meeting and to pull your building permits. It is generally about six months from the time we break ground to the closing on your home.

Why does it take longer to build your homes than other builders?
As a custom builder, we emphasize quality, not speed, when we select our subcontractors. Achieving quality craftsmanship takes a little longer, but the end result is a higher quality home you can proud of. In addition, since builders pay construction loan interest daily on the homes they have under construction, many other builders often cut very important stages of finish detail out of the process or rush their subcontractors to speed up the process. Worse yet, often they will use subcontractors they are unfamiliar with simply to save a few weeks of build time. G. Brizendine Homes utilizes only a few select craftsmen on all of our homes. We believe in building your home right the FIRST time, giving it the time it needs to be built properly and finished beautifully. This reduces the number of headaches and warranty requests you experience after closing as well!

What if I have a home to sell?
Since many of our customers have existing homes to sell, G. Brizendine Homes has a very flexible contingency program. With only a $1,000 deposit, you can lock in your lot choice, home style, AND PRICE, while you wait for your home to sell. We will hold that lot for a MINIMUM of 90 days, and the contingency can be extended even longer on a case-by-case basis. And best of all, if your home does not sell, we will refund 100% of your deposit, no questions asked! This allows you the security of knowing that you have your next home all lined up, without any risk of financial loss.

What if I want to start my new home before I sell my current home?
There are two options here. Many of our customers are confident that their current home is desirable and marketable, and will go ahead and obtain a pre-approval letter and put down a small deposit so that we can begin construction immediately. This option allows you to control how/when you sell and move out of your existing house and can reduce the chance of a double move. The other option is our Guaranteed Sale Program, which is done in cooperation with one of our approved Realtors. The Guaranteed Sale program is a program in which you list your home with a Realtor as one normally would, but the listing Realtor guarantees you upfront that he/she will purchase your home in the event that it has not sold by the time your new one is complete, for an agreed-upon price. This gives you the assurance that your home is DEFINITELY sold, one way or the other, and you can begin building your new home.
